Ghana House Build Cost Calculator (2026)

You are in London, Toronto or Houston. The house is going up in Kasoa or Kumasi. Every few weeks someone sends a photo and a number, and you send the money. The hard part is not the transfer. It is knowing whether the number is right.

This calculator gives you an independent benchmark before you send anything. Enter the size, finish and location of the house and you get a stage-by-stage budget in cedis and in your own currency, the fees people forget, a check on any quote you have been given, and how much you need to send each month to finish on time.

What this covers: structure and finish from excavation to painting, plus the extras you ticked, professional fees, permits and connections, supervision and contingency. It does not include land, land registration, furniture, appliances or a boys' quarters.

Where the numbers come from: Q2 2026 Greater Accra rates from the Ownkey Ghana Build Cost Index (July 2026) and Ownkey's 2026 build budget guides. Secondary cities are set 20% below Accra, the middle of the published 15 to 25% gap. Two storeys add 15%, difficult ground 10% and poor access 7.5%. Stage shares follow the Index's 150 sqm bill of quantities with labour spread across stages. Four and five bedroom sizes are MetricSuite planning assumptions.

This is a planning estimate, not a quote. Before you build, get a bill of quantities from a GhIS-licensed quantity surveyor for your own drawings. Last checked October 2026.

How much does it cost to build a house in Ghana in 2026?

Construction in Greater Accra runs about GH₵2,600 to GH₵7,200 per square metre in 2026, depending on finish. That covers structure and finish only, from excavation to painting. Land, permits and professional fees come on top.

Finish levelPer sqm (Greater Accra)150 sqm house
Basic: local tiles, standard fittingsGH₵2,600 to 3,200GH₵390,000 to 480,000
Standard: mid-range tiles, branded fittingsGH₵3,800 to 4,800GH₵570,000 to 720,000
Premium: imported tiles and fittingsGH₵5,500 to 7,200GH₵825,000 to 1,080,000

Kumasi, Takoradi, Tamale and Cape Coast typically come in 15 to 25% below Accra, mostly because labour is cheaper. Two-storey houses and sloped, rocky or waterlogged sites cost 10 to 25% more per square metre.

For a typical 3-bedroom house of 135 sqm at a standard finish in Greater Accra, with a compound wall, independent supervision and a 15% contingency, the calculator comes out at about GH₵835,000, or roughly US$71,700 at GH₵11.65 to the dollar, before land.

What the calculator includes

Most quotes you will be sent cover construction only. This tool adds the rest, so the total is the number you actually need to fund:

  • Construction by stage: foundation, walls and ring beam, roofing, electrical and plumbing, and finishes.
  • Extras you choose: compound wall and gate, borehole and tank, generator or solar backup.
  • Professional fees: architect, structural engineer and quantity surveyor, usually 8 to 14% of construction.
  • Permits and connections: building permit, assembly levy, ECG meter and water connection.
  • Independent site supervision: someone who is not the builder, checking each stage.
  • Contingency: 10, 15 or 20%. If you are managing everything from abroad, use 20%.

It does not include the land, land registration, furniture or a boys’ quarters. For the land itself, use the Ghana Land Purchase Cost Calculator.

Building from abroad: pay by stage, never in a lump sum

Budget overruns of 40 to 60% are common on Ghana self-builds where the builder was paid a lump sum instead of stage by stage. Once a contractor has the money, there is little reason to finish on time or on budget.

The stage table in the calculator tells you what each stage should cost and what proof to ask for before you release money for the next one. Photos of the trenches with a tape measure in shot. Rebar before concrete is poured. Conduit and pipes before plaster covers them. Receipts for roofing sheets, tiles and fittings.

A milestone schedule many quantity surveyors use looks like this:

  • 10 to 20% to mobilise
  • 30% when the foundation is complete
  • 25% at ring beam
  • 25% when the roof is on
  • 10% at handover, held for about 30 days for defects

How to use the quote check

Paste in any quote you have been given, in cedis or your own currency, and say what it covers: the whole house or one stage. The tool compares it with the 2026 benchmark for your size and finish.

  • Well below the benchmark usually means something is left out, such as labour, reinforcement or roofing, and will be added later.
  • Within the benchmark means the price is plausible. Still pay by stage.
  • Above the benchmark means you should ask for an itemised bill of quantities and receipts before you agree.

A benchmark is not a quote. Before you build, get a bill of quantities for your own drawings from a GhIS-licensed quantity surveyor.

Sending the money

The monthly figure assumes you build continuously over the period you pick. Stop-start funding is the main reason Ghana builds drag on for years. Transfer fees and the exchange rate margin come on top, so compare providers with the Africa Remittance Comparison and plan for currency swings with the Cedi Depreciation Buffer Calculator.

If your family is also relying on you while you build, the Black Tax Calculator shows what both commitments add up to in a year.

FAQ

How much does it cost to build a 3 bedroom house in Ghana in 2026?

A 3-bedroom house of about 135 sqm at a standard finish in Greater Accra costs roughly GH₵513,000 to GH₵648,000 for construction alone. With a compound wall, professional fees, permits, supervision and a 15% contingency, budget about GH₵835,000, around US$71,700, before land. In Kumasi and other cities it is typically 15 to 25% less.

What is the cost per square metre to build a house in Ghana?

About GH₵2,600 to 3,200 per sqm for a basic finish, GH₵3,800 to 4,800 for a standard finish, and GH₵5,500 to 7,200 for a premium finish, in Greater Accra in 2026. These rates cover structure and finish only.

How much should I send each month to build a house in Ghana?

Divide your full budget, including fees and contingency, by the number of months you plan to build. For a GH₵835,000 build over 12 months, that is about US$6,000 a month before transfer fees. Continuous funding is cheaper than stop-start building.

How do I know if a builder’s quote in Ghana is fair?

Compare it with a benchmark for the same size, finish and location, and ask what it excludes. Quotes far below the benchmark usually leave out labour, roofing or finishes. Quotes well above it should come with an itemised bill of quantities and receipts.

Is it cheaper to build in Kumasi than in Accra?

Yes. Building costs in Kumasi, Takoradi, Tamale and Cape Coast typically run 15 to 25% below Greater Accra, mainly because daily labour rates are lower.

What costs do people forget when building in Ghana?

Professional fees (8 to 14% of construction), the building permit and assembly levy, ECG and water connections, a compound wall, a borehole where there is no mains water, independent supervision and a contingency. Together they can add 30% or more to a construction-only quote.
